  • Eligible Properties:  NNN franchise restaurants, retail stores, drug stores, and “big box” stores

  • Loan Sizes:$500,000 +

  • Programs:  5, 10, and 20 year terms and terms coterminous with the lease.

  • Loan pricing:  Rate based on spread over comparable-term Treasuries. Spread based on credit quality of tenant.

  • Maximum Amortization:  25 to 30 years

  • Minimum DSCR:  1.10 (Can go lower for high-quality properties.)

  • Loan Terms:  Up to 25 years

  • Maximum Loan to Value:  75%

  • Recourse:  Typically non-recourse with standard carve-outs.

  • Prepayment:   Based on yield maintenance or defeasance.

  • Loan Fees:  .5% - 1%

  • Processing Fees:  $5,000 - $15,000

  • Third Party Reports:  Appraisal, Phase 1 Environmental. (Additional reports may be required on larger transactions.)
