  • Eligible Properties:  Multifamily, student housing, senior housing, office, industrial, retail, and hospitality.

  • Loan Sizes: $2million +

  • Percentage of Project Equity: Up to 90%

  • Maximum LTV:   Up to 90%

  • Term:  From 2 to 5 years; longer terms may be available.

  • Return Requirements:  Internal Rate of Return (IRR) of 20%+ structured as Preferred Return and participation in cash flow and project profit.

  • Collateral:  Assignment of borrowing entity interest and, if possible, second mortgage on the property.

  • Prepayment:  Open to prepayment subject to payment of exit fees or yield maintenance.

  • Loan Fees:  Typically 1-3% of equity loan amount.

  • Loan Costs:   Borrower is responsible for all due diligence and transaction costs.

  • Third Party Reports:  Varies by transaction and property type. Generally will require same reports as Senior lender. May also require independent market reports and surveys.
